Buy at the Land Registry
The sale is completed at the Tapu office with your lawyer and a sworn translator.
Can foreigners buy property in Turkey?
Yes. Citizens of most countries can buy villas, houses and apartments in Turkey, subject to reciprocity and a few restricted areas such as military zones. Our buying guide explains the steps, and an independent lawyer can confirm the rules for your nationality.
How are listings checked on this site?
Before a listing goes live, the owner uploads the title deed (tapu) and our team checks that it matches the property and the person listing it. The document is seen only by our team and is never shown publicly. This check does not replace your own legal checks at the Land Registry before you buy.
Do you charge buyers anything?
No. Browsing listings and contacting owners is free, and we never ask buyers for fees, deposits or any other payment. If anyone asks you for money in our name, do not pay and let us know.
How do I contact the owner?
Use the contact form on the listing page. Your message and details go to the owner, who replies to you directly so you can ask questions and arrange a viewing.
Can I get Turkish citizenship by buying a villa?
Buying property worth at least USD 400,000 can make you eligible, provided you commit not to sell it for three years and meet the other conditions. The “Citizenship eligible” filter is only a guide based on the asking price. Whether a specific purchase qualifies must be confirmed by your lawyer and the authorities.
What are the purchase costs?
The main costs are the title deed fee of 4% of the declared value (customarily split between buyer and seller), the official valuation report, a sworn translator, compulsory earthquake insurance (DASK) and your lawyer's fees. After the purchase you pay an annual property tax. Ask your lawyer for a written estimate before you commit.
